Plaka, Monastiraki, Psiri, Thissio, Petralona, Koukaki, and Mets. –This is the Golden ring around Acropolis and is one of the best choices for Airbnb investment.
Charming historic districts at the foot of the hill, with restored 19th-century neoclassical homes, pedestrianized streets, shops and restaurants, and picturesque ruins from the city’s Roman era. Full of trendy cafés, bars, small luxury hotels, and shops.
Thissio, Petralona, Koukaki, and Mets are quieter, more residential, there are mainly apartments, ranging from 50sqm-160sqm.
Price-range 1.900€ – 5.500€ /sqm

Kolonaki, Rigillis, Lykavittos ring— Upscale residential area northeast of Syntagma with many cafes, boutiques and galleries, everything in walking distance, and many METRO Stations around. Also, one of the best choices for Airbnb investment.
Nice luxurious apartments, many of them newly built, from 60 sqm – 300 sqm.
Price range from 2.500€ – 8.500€/ sqm

Pangrati and Ilisia— These adjoining pleasant residential neighborhoods south of Lycabettus and east of the National Garden are rarely frequented by tourists, but they do include a few hotels and several good traditional tavernas. Relatively older apartments 50-180 sqm. Areas very close to the Center, well connected with public transportation. There one can find also opportunities for Airbnb investment.
Price range 1.400€ – 3.500€ / sqm.

Exarcheia, Neapoli,  Kypseli— Bohemian areas and home to Greece’s artists and intellectuals, areas around the celebrated National Archaeological Museum. Residential areas with relatively older apartments 50-150 sqm. Areas very close to the Center, well connected with public transportation. There one can find the best opportunities for investment mainly in apartments or entire buildings.

South Suburbs of Athens

Palaio Faliro, Glyfada, Voula, Vouliagmeni, and Varkiza. – The coastline of Athens southern suburbs also called “The Athens Riviera”.
The south suburbs of Athens constitute a group of municipalities that have been built to the south side of the capital, between Hymettus Mountain and Saronic Gulf. with lots of nice beaches, sea promenades and marinas, starting from the Tram stop Edem.
All areas are connected by tram and are 35min from the Athens Airport an Piraeus port.
It is a cosmopolitan destination, popular amongst international jet setters and luxury lifestyle aficionados.
In Glyfada is the only Golf course in Attica.
The highest prices are observable in the coastal zone, thanks to its rich nightlife, luxury shops and hotels, beaches and the relatively short distance from the center of Athens. The areas of greatest interest concerning real estate investments are Palaio Faliro, Glyfada, Voula, Vouliagmeni, and Varkiza.
There are significantly newer Detached houses, Mezonetes, and Apartments from 100sqm to even 1.500sqm.

North Suburbs of Athens

Kifisia

uburbs were constructed at the end of the 1920s, influenced by the architectural style of English garden cities. Nowadays, they are very elegant, quiet residence – only areas with beautiful villas, rich vegetation, and wide streets.

Kifissia,
Kifissia, on the other hand, is probably the most beautiful suburb in northern Athens. The rich Kifissia villas of the 19th century are residences of the oldest Athenian families.
Nowadays, the beautiful local villas in combination with the busy commercial streets have turned Kifissia into a very interesting area.
Some of the best restaurants, patisseries and coffee houses in town are also in Kifissia. Between Maroussi and Kifissia is Siggrou grove (1.000 sq. m) a perfect place to walk and do different kinds of activities.

The main road is Kifisias Avenue, which connects Marousi with central Athens and the northern beltway Motorway 6. Marousi has 3 stations on Athens Metro Line 1, and two suburban (Proastiakos) commuter railway stations: Nerantziotissa station and Kifisias railway station.
